Countryside is a deeded-covenant neighborhood; we all must abide by the covenants and by-laws. Homeowners should review those covenants and by-laws to check regulations regarding pets, fences, tree removal and maintenance, recreation vehicles, and more.
The Countryside Homeowners' Association maintains the entry garden and the Recreation Area and supports community events using funds obtained via annual dues paid equally by each homeowner. The Board of Directors proposes a budget and annual dues amount in the Winter Newsletter (download the 2024, 2023, or 2022 editions) ahead of the Association's Annual Meeting in the spring of each year. Members vote (one vote per property) at the Annual Meeting or ahead of time by proxy ballot. Results of the vote and other seasonal community reminders are published in the Spring Newsletter (2022 edition).
The Countryside Homeowners’ Association Inc, annual meeting was held April 24th, 2024 at 7:00PM. The meeting took place at the Essex Police Department and in a virtual meeting room.
The membership-approved annual dues amount for 2024 is $170.00 per property.
As ballotted in the 2023 Annual Meeting, the CHA has transitioned certain management functions, including accounting and annual billing, to Garrett's Properties of Essex Junction. Member households should expect an onboarding letter (see sample) requesting information in support of them providing these services. Please contact the Board with questions or concerns.
The Board is transitioning to email for distributing newsletters and event information. If you have not registered at least one email address for your household to receive communications from the Association, please do so by writing to secretary@countrysidevt.org, giving your name and street address. Please also indicate whether you would like to receive periodic emailed reminders of upcoming neighborhood events or prefer to receive only the minimum, annual messages plus any time-sensitive notices like mid-season changes to the pool/tennis court lock combinations.
A re-sale certificate from the Countryside Homeowners Association is required to sell your Countryside home, whether by Realtor® or by owner. Please contact Garrett's Properties in advance of your closing date to arrange for us to issue that certificate. Reach out to the Board of Directors with questions.
Please note that Countryside homes were equipped by the original builder with a drainage system, and it requires periodic maintenance. We strongly recommend each homeowner review the instructions to become familiar with that system.
